Today we’d like to talk a little about Homeowner Maintenance. Specifically, HVAC maintenance. Something that many homeowners may not realize is, your home’s HVAC is kind of like your car – you must service it to get the max out of its potential performance.

REPLACE OR CLEAN YOUR FILTER MONTHLY

The easiest and arguably most important thing you can do to care for your home’s air conditioner is regularly clean or change your filter. A dirty air filter will block normal airflow and reduce a system’s efficiency significantly. Replacing or cleaning a dirty, clogged filter one can lower your air conditioner’s energy consumption by 5% to 15%.

Common filter locations are in walls, ceilings, or in the air conditioner itself.

Some types of filters are reusable; others must be replaced. They are available in a variety of types and efficiencies. Clean or replace your air conditioning system’s filter or filters every month. Filters may need more frequent attention if the air conditioner is in constant use, is subjected to dusty conditions, or you have fur-bearing pets in the house.

CLEAN YOUR EVAPORATOR COIL ANNUALLY

A lesser known item that needs to be serviced and cleaned is your air conditioner’s evaporator coil. The air conditioner’s evaporator coil and condenser coil collect dirt over its years of service. A clean filter will prevent the evaporator coil from soiling quickly, however, in time, the evaporator coil will still collect dirt. This dirt reduces airflow and insulates the coil, reducing its ability to absorb heat.

CLEAN YOUR CONDENSATION DRAINS  FREQUENTLY

Over time, algae, mold and mildew can build up in the condensation drain line and cause a clog. In order to prevent this, clean your home’s condensation drains. Clogged drain channels prevent a unit from reducing humidity, and the resulting excess moisture may discolor walls or carpet. A completely clogged drain line can also overflow, causing water damage to your home and a lot of headache. Add this routine maintenance to your home’s maintenance calendar and save yourself a lot of headache in the future.
